DO YOU REALLY NEED A REAL ESTATE AGENT?
Maybe, and maybe not.   Do you know about seller’s disclosure forms, lead based paint disclosures, transfer tax, title insurance, and pest inspections?  Are you familiar with  seller contributions, well tests, septic evaluations, appraisals, settlement statements, and surveys?  Have you called your local newspaper to check the cost of advertising?  Are you prepared to have people knocking on your door at anytime, any day and wanting to see your house NOW?  And, are these people financially qualified to purchase your home or are they just needing entertainment for the day and thought they’d stop in.
You may be able to sell your own property.  You could pull your own tooth.   But you don’t, because you need the services of someone who does the job every day and knows what to expect and how to handle situations that are common to a professional.
So, if you think you’d ever need to sell your property, call me, the doctor is in.

GETTING YOUR HOME READY TO PUT ON THE MARKET
Want to sell your house?  Get ready, company is coming.  You only have one chance to make a first impression.  Buyers are quick to notice things you’ve let slide.
EXTERIOR:  Trim bushes, weed gardens, plant flowers, hang flower baskets, mow lawn, polish or replace entrance door hardware, paint/clean entrance door, sweep down cobwebs, spray-wash steps, sidewalks, wash windows, remove exterior “treasures”.
INTERIOR:  Garage/basement/closets – dejunk it!  Make it look spacious.  Install shelving/organizers and arrange neatly.  Rent storage space for the boxes of stuff you can’t part with, you’ll be moving anyway, get a jump on it.
If it squeaks, oil it; if it sticks, grease it; if it leaks, plug it.  Repair windows and screens and make any other minor repairs.  No need to remodel, just good general maintenance.   Finish things that you never finished.   Clean, clean, and clean.  Fresh paint in neutral colors, new decorator rugs, trim runaway plants, remove personal collections and wall to wall family photos, and store excess furniture.  The buyer needs to see past your “stuff” to envision his “stuff” in the same space.
Selling a home isn’t easy.  In fact, it’s darn hard work, but having a home in tip-top condition will bring more money to the closing table.  Normally Real Estate Agents don’t clean your house for you, however, we do know people who can.  I even know people who will come in and “stage” your home to make it ready for the buyers point of view.  It’s our job to get the buyer to your house for that first look and hopefully he’ll be so impressed he’ll come back for a second look and write the offer to purchase.

TOO MUCH LAND? SPLIT IT!
